InRento Enters Italy – First Project Funded in Just Over an Hour

The crowdfunding platform InRento is entering yet another new market – Italy. The first buy-to-let project in this country raised EUR 520,000. This amount was reached in just over an hour. Such speed is becoming a trend for the platform, with recent projects also being financed in a similar time frame.

Investor activity in this project has clearly demonstrated two trends: continued confidence in InRento and a desire to add geographically diversified projects with attractive returns to portfolios. Since the beginning of our operations, we have always worked to ensure the most attractive risk/return ratio. We see that hotel conversion and renovation projects in Italy are becoming an attractive alternative to projects in Lithuania and Poland," says Gustas Germanavičius, founder and CEO of InRento.

Hotel Catania, Italy is the first project in Italy consisting of a three-story, 1,460 sq. m. building located in the old town of Catania, Sicily. Thanks to the funds raised, it will be converted into a 4-star hotel with 35 rooms, a swimming pool, a terrace, and a restaurant. The hotel will be managed by an experienced boutique hotel developer whose other projects boast an annual occupancy rate of 85-90%.

Interest among Lithuanians and Europeans is growing

According to G. Germanavičius, it has been noticed that more and more investors on the InRento platform, both from Lithuania and from countries such as Germany, Switzerland, and Belgium, are looking for opportunities to invest in buy-to-let projects. With volatile moods prevailing on the stock markets, similar projects are becoming an extremely attractive alternative. 

"We are seeing a growing trend among investors on our platform to actively seek opportunities to invest abroad, especially in countries such as Poland and Italy, which are attractive due to the opportunities created by their large markets, not only in the residential segment but also in tourism. 

Our goal is to respond to this demand and offer professionally selected, reliably structured projects that allow investors to diversify their investments without exceeding high risk limits," emphasizes G. Germanavičius.

He also notes that projects such as Hotel Catania, Italy allow investors not only to expand their portfolios internationally, but also to do so with a clearly defined return and tangible assets. 

Value creation

It is estimated that after reconstruction, the hotel will be worth EUR 4.5 million. In the first year of operation, the hotel is expected to generate revenues of nearly EUR 1 million, with investors receiving a fixed monthly interest rate of 9.25-10.5% plus a fixed return on capital of 1.5% at the end of the project. 

According to G. Germanavičius, the company plans to offer even more similar investment opportunities in foreign countries in the near future.
