In just over four years, people from 42 countries worldwide have invested through the InRento platform. Investors have financed buy-to-let projects exceeding EUR 52 million. 57 projects have been successfully realised on the platform, and the number of active projects generating interest each month reached 194. No investor has encountered a defaulted project, which demonstrates stability and the high quality of the company's project portfolio.

Considering the widespread interest among investors in diversifying their portfolios, InRento has introduced projects in Poland, Ireland, and Italy – markets that offer promising opportunities for further expansion.

Professional selection

"Quality is more important than quantity. Only a small proportion of projects become investment opportunities available to investors on the platform – the InRento team conducts a detailed analysis of each project, assessing the risks, potential return, and transparency.

This selection process ensures high quality: investors have already received more than EUR 5.25 million in interest, and the average return on completed projects is 11.99%. Our projects have a clear structure and detailed information," says Deividas Urbanovičius, investor relations representative at InRento.

These figures reflect the performance of InRento, however, there are many other forms of debt instruments, each with different risks, returns, and availability. We will explore these other instruments in this article.

Investment opportunities

A private loan is a loan of money directly between individuals, usually without intermediaries or notaries. This instrument can be attractive due to the speed of agreement and flexibility – for example, an investor lends EUR 10,000 to a business at 10% annual interest.

However, due to poor supervision and often insufficient guarantees, such a loan also involves greater risk: if the borrower fails to repay, the investor is responsible for recovering the money themselves. In most cases, there is no collateral, which makes it much more difficult to recover the funds. Whereas, each InRento project is secured by a first-ranking real estate mortgage, which means that investors' interests are better protected.

Bonds are a way of lending money to a government or company in exchange for an agreed interest. For investors, this means periodic payments and a fixed return, which currently ranges between 2% and 10% per year. Bonds issued by the governments of developed countries are considered among the safest, as the probability of such a country defaulting is extremely low. As a result, investors usually receive a lower return of around 1-3% per annum, depending on the country and the investment period.

However, not all bonds are easily accessible – some require larger investment amounts or specialized knowledge. Investors with less capital can usually purchase them on the stock exchange, but this often requires an initial investment of several thousand euros. 

Crowdfunding is an innovative way of investing where people finance a specific project through a licensed platform. These can be various initiatives, ranging from business loans to real estate development. 

The main advantages of this model are transparency, clear conditions, the frequent use of real estate mortgages, and the possibility of investing relatively small amounts. In the case of InRento, the return exceeds 11%.

"We observe that investors are increasingly choosing this model. This is due to the clearly stated preliminary return and investment protection – all projects have first-ranking real estate mortgage, and some of our platform's projects also have additional company surety" says D. Urbanovičius.

D. Urbanovičius also states that there is a growing investor interest in markets such as Poland, which today stands out as one of the fastest-growing economies in Europe and is gaining increasing investor confidence.
