As of the last month of 2024, InRento, the Lithuanian crowdfunding platform for buy-to-let projects, has surpassed the EUR 35 million milestone in investments while maintaining an average annual return on investment of over 12%. This year, the platform experienced particularly strong growth, with a 75% increase in the portfolio of investments since January, alongside its entry into new markets and strengthened positions in existing ones.
"We started operations in 2020 and raised our first EUR 5 million in about two years through consistent work. However, the most recent EUR 5 million – between EUR 30 million and EUR 35 million – was funded by investors in just over two months. This demonstrates growing investor confidence and interest in the platform's opportunities", says Gustas Germanavičius, founder and CEO of “InRento.”
“InRento” now has more than 25,000 registered investors, a significant portion of whom are from abroad. Through the platform, 178 projects have been financed.
"The consistent growth in the number of investments and investors is a direct result of our targeted and stable development strategy. For instance, this year, we entered our third foreign market, Ireland. We chose Ireland not only for its favorable macroeconomic environment but also for its severe housing shortage and a banking sector that restricts property development lending. Our first project in Ireland attracted significant investor interest due to its attractive risk-return ratio and the opportunity to diversify while avoiding geopolitical risks", adds the CEO.
Consistent Expansion in Poland
“InRento” has also continued to expand in Poland, becoming the country's largest platform for crowdfunding real estate projects, surpassing even local players.
"The Polish market is especially important for our expansion strategy. We began operations there in early 2023, and most of our projects outside Lithuania are financed in Poland. This year, investments attracted in Poland exceeded EUR 4 million, showcasing our ability to capitalize on market opportunities and offer investors high returns. However, we believe there is still considerable room for growth", – comments G. Germanavičius.
He added that over 50% of the company's projects financed next year will be abroad, further diversifying investments.
To strengthen its international presence, InRento opened its first foreign office in Warsaw, Poland, this year. The Head of Financing for the Polish market, with over a decade of experience managing real estate funds at PKO Bank, leads the office.
"Our goal, both in Lithuania and abroad, is to recruit top experts with extensive experience in financial markets. We aim to further strengthen our position in Poland next year, which will drive the growth of our Warsaw office", G. Germanavičius concludes.
