The last apartment in the buy-to-let project - S47, Kaunas has been successfully sold.
This apartment has now been sold, and has generated a total gross profit of EUR 26,300, of which EUR 12,154.47 has been paid out to the investors after accounting fees has been applied, with the remaining profit being distributed to the project owner, according to loan agreements.
Investors earned 12.31% annual return for the remaining amount of this project, which consists of 7.24% monthly interest and 5.07% capital gains. The exact return on the project depends on the amount invested.
As we have recently reported on the changes in the calculation and distribution of the profit share, we would like to compare the amounts payable for this project as well. Now, EUR 12,154.47 has been paid to the investors according to the updated structure after the accounting fee has been applied. Accounting fee of all project amounted to EUR 2,284.16.
If the project had been disbursed under the previous structure, EUR 12,153.15 would have been paid to the investors. This means that the investors earned 0.1% more as a result of these changes.
This project earned the investors EUR 27,892 from monthly interest payments and EUR 31,100 from capital gains. In total, the project earned 58,992 EUR and generated an average annual return of 16.25%.
