The crowdfunding platform InRento continues its expansion into foreign markets and has provided financing for a company listed on the Warsaw Stock Exchange. The €3.65 million project, implemented in the Krakow metropolitan area, is the Alvernia Planet complex, owned by the Polish investment group KCI S.A.
"This is a clear signal that our model is suitable not only for medium-sized real estate developers and administrators, but also for large businesses managing assets worth €87 million. The demand for loans of up to €10 million is growing in Central, Eastern and Southern Europe," says Gustas Germanavičius, founder and CEO of InRento.
Futuristic complex
Alvernia Planet is a cinema, event and exhibition complex covering more than 16,800 square metres, distinguished by its unique architectural design in the form of thirteen domes. The property is known as the former Alvernia Studios, which has hosted international exhibitions in recent years, including Harry Potter: The Exhibition.
The project owner is publicly listed company KCI S.A., which manages assets worth over €87 million. It belongs to Gremi International Group, which operates in the real estate, media and cultural infrastructure sectors. The group is managed by Grzegorz Hajdarowicz, a well-known Polish businessman.
The renovated complex is planned to become a modern museum of culture and cinema education and will have the largest interactive 360° cinema in the world. The facility is expected to attract around 200,000 visitors annually. The complex is located in an attractive location, with more than 8 million people living within an hour's drive of the facility.
Leading position consolidated – more than €800,000 in interest paid already
The loan for the project was secured by a first-rank mortgage, and the value of the mortgaged property is more than €17 million. The LTV (loan-to-value) ratio is only 21%, and investors will be paid a fixed annual interest rate of 10.25-11.5%, payable monthly. An additional 1.5% capital gain is also planned, which will be paid at the end of the loan term. The maximum loan term is 36 months.
According to G. Germanavičius, Poland remains a particularly attractive destination for investors due to its high interbank interest rate (WIBOR), which exceeds EURIBOR, as well as its independent monetary policy and growing real estate sector.
"In Poland, real estate projects and medium-sized developers can currently obtain financing on the market at competitive double-digit interest rates, and we are offering our clients the opportunity to take advantage of the difference between WIBOR and EURIBOR. Since 2023, our investors in Polish projects have already received more than EUR 800,000 in interest and over EUR 2.5 million in returns on their investments, and we plan to end this year as the leading crowdfunding platform for real estate projects in Poland," he says.
Key metrics: a record year
2025 is a record year for the InRento platform. Investors have already received more than €3.1 million in interest this year alone, and the value of realised investments has exceeded €14.7 million. The amount of new investments this year exceeds €28 million. The average annual return is 11.44%, and responsible risk management since the start of operations five years ago shows that investors encountered 0 defaulted projects. The platform currently has no late projects and stands out in Europe in terms of these metrics.
