The project asset provides contracted rental income under a lease agreement secured until April 2027, with repayment supported by rental cash flow and an exit through the planned sale of units from the project owner's other managed properties.

The project area consistently commands some of the highest residential values in the capital, supported by strong demand from families, multinational staff, and foreign nationals working in the city, and reinforced by gated communities, detached villas, a high standard of urban infrastructure, quick access to Bucharest’s northern business and residential hubs, and a quieter, low-density living environment that is particularly attractive to tenants seeking privacy.

The project asset generates EUR 8,300 per month under a signed lease agreement with an embassy tenant, providing a steady, asset-backed income stream. The project owner also manages a wider portfolio of similar leased properties generating EUR 7,550 per month.

Over the years of project management in the Romanian property market, the owner has helped bring forward developments such as Icoanei Gardens, Trastevere and Triana Pipera Tunari, typically by contributing land and taking part in the build phase. That experience, paired with a diversified and actively managed rental portfolio, gives the owner a firm grasp of asset management, tenant relationships and the commercial repositioning of property, all of which bear directly on the delivery of this project.

The project is secured by a first-rank mortgage on the project assets and surety with a loan-to-value (LTV) ratio of 52%.
