InRento team presents the second stage of financing of the buy-to-let project – K36, Panevėžys II, address Kranto str. 36
The location of this project is one of the most attractive places in Panevėžys – on the bank of the Nevėžys River with well-developed infrastructure, right in the city centre.
According to the reports of an independent appraiser, the value of the property has increased from EUR 1,019,000 to EUR 1,507,000 since June this year. During this period, the facade of the building was partially refurbished, whilst partition walls were added inside the building to make the most efficient use of the existing space. In addition, the building’s communications were upgraded.
The total area of the building – 2869.63 m². The project is planned to be converted into 52 separate loft apartments, of which 4 apartments located on the sixth floor of the building will be of higher class and will have private terraces with panoramic views.
After the renovation and furnishing works, the project owner forecasts a rental income of EUR 176,803 in 2024 and EUR 303,091 in 2025. In addition, according to the submitted business plan, the project owner expects to generate between EUR 727,327 and EUR 1,304,437 in profit (before tax) from the realisation of the project assets. This provides a large margin of safety for the investors.
The owner of the project is Kauno plėtros projektai, UAB. The company's CEO, Oleg Orlov, is an experienced real estate developer who has developed large-scale conversion projects.
Investors will be paid a fixed monthly interest of 9% – 9.5% per annum, depending on the amount invested.
This project also has a fixed annual capital gain of 1.5%, payable at the end of the project, which raises the total yield of the project from 10.5% to 11% annual return.

The capital gains are fixed and payable together with the repayment of the loan amount for the preceding instalment ("Instalment"), with the return for each successive Instalment being added to the calculation of the return. The Instalment shall be considered as per one calendar year. A fixed increment of 1.5% shall be applied to the Instalment.
Example calculation: If the Loan is repaid after one year, a fixed return of 1.5% applies. If the Loan is repaid after 24 months, a fixed return of 3% applies.
The profit margin is payable whether or not the Loan is repaid on the sale of the property.
This project will be financed in the four stages.

Investors who invested in the 1st stage of the project will additionally be allocated and paid a late payment penalty of 7,218.75 EUR.
Fund disbursement to investors will be distributed in the next 2 working days.
We would like to inform you that the project owner made a partial loan repayment. We are expecting the remaining loan amount to be paid in the near future.
We would like to remind you that a late payment penalty of 0.2% will be applied for each day of delay in loan repayment (late payments are subject to late loan administration fees of 0.1% per day).
Due to the notarial process taking longer than expected, the return of investments to investors for project K36, Panevėžys, will take longer than expected.
The project owner has entered into a loan agreement with another credit institution, which will refinance all stages of the project.
