Over the past year, the hotel's common areas, conference room, restaurant, café and some rooms have been refurbished, increasing the property’s value, occupancy and revenue.
As Biržai is the hometown of the project owner Justas Kaveckas, he knows the city well and sees the potential of this project. He successfully manages several buy-to-let projects on the InRento platform and does not have a single late project. The project owner has also successfully completed the Modern Office and S11-A, Vilnius projects, with actual annual returns of these projects being higher than originally expected.
Investors will be paid a fixed interest rate of 8.01% – 8.41% per annum, depending on the amount invested, every month.
The project also has a fixed annual capital growth rate of 3.25%, payable at the end of the project. This raises the total yield for this stage to between 11.26% and 11.66% of annual return.

This project has a fixed annual return on capital gains –
The capital gains are fixed and payable together with the repayment of the loan amount for the preceding instalment ("Instalment"), with the return for each successive Instalment being added to the calculation of the return. The Instalment shall be considered as per one calendar year. A fixed increment of 3.25% shall be applied to the Instalment.
Example calculation: If the Loan is repaid after one year, a fixed return of 3.25% applies. If the Loan is repaid after 24 months, a fixed return of 6.5% applies. If the Loan is repaid after 36 months, a fixed return of 9.75% applies. If the Loan is repaid after 48 months, a fixed return of 13% applies. If the Loan is repaid after 60 months, a fixed return of 16.25% applies.
The profit margin is payable whether or not the Loan is repaid on the sale of the property.

We would like to inform you that the common areas, conference room, restaurant, cafeteria and some rooms of this hotel have been renovated over the last year. This has increased the value and appearance of the property.
According to the following improvements made by the project owner and the updated property appraisal report, an annex has been added to the special conditions (see the document in the documents section).
In accordance with the annex to the special conditions, it has been decided to finance the fourth stage of this project. The terms of the project remain unchanged for investors, and the loan-to-value (LTV) ratio will be 68%.
We would like to inform you, that the mortgage on the project – Avanti Hotel asset has been successfully placed (the document is attached in the documents section). The interest for the project will be distributed next month.
