Dear InRento investors,

I would like to introduce to you the first quarterly investors’ update of InRento investors. During these quarterly updates, we will overview the properties portfolio, its performance, platform updates, new features and meaningful news.

Properties portfolio

So far, 3 projects have been listed on our platform. 2 of them have been successfully financed and have already distributed interest payments to investors, while the remaining one is still at the financing stage. 

Currently, the portfolio consists by usage: 33% Residential and 66% Commercial.

If we include the project that is currently being financed, InRento investors are earning income from 9 tenants in total. 

0 Projects are late to pay interest and all properties are fully rented out.

Numbers and data 

Number of listed investment opportunities: 3
Number of property units: 9
The average gross rental return of listed properties: 8.34% p.a.
The average net investment return is currently: 6.8% p.a.
So far properties listed on our platform have generated: 2881 EUR of rental income
The total rental amount that was distributed to Inrento’s investors: 2,314.4 EUR 
The average investment per user in each project was: 5,331.58 EUR

Projects pipeline

I’m happy to introduce you to our new team member- Renaldas Raudonis. 

Renaldas is taking up the role of Chief Risk Officer in our platform and is responsible for the sourcing of the deal and creating a pipeline of deals.

Renaldas has close to 20 years of experience in asset management and real estate. He has taken senior roles in large Lithuanian enterprises such as Montuotojas, Turto Bankas, Montuotojas, Akropolis, Litectus and Hanner.

Since his arrival, we have already made agreements to offer to finance rental properties later this year. We are expecting to finance at least 4 properties in the upcoming quarter.

New platform features

If a person signs up through your unique invitation link and makes at least one investment, then both of you will receive € 20 in each of your accounts. You can find your unique invitation link by logging in to your account, clicking on your name, and selecting the "Invite a Friend" section. You can modify the link yourself, for example, inrento.com/aff/yourname

The person should not have had an account in the InRento platform prior to this campaign.
The person should sign up using your unique invitation link.

€ 20 is paid to the person who invited the friend, and € 20 is paid to the invited person when the latter makes the first investment. 

Payments are made at the beginning of each month for the previous month.

The referrer is not required to have investments on the account on InRento platform, but it is necessary to have a Paysera account linked to receive the bonus.

 
New institutional investors

I’m also excited to share with you, that we have we have raised a pre-seed round and attracted €130K from the Estonian Startup Wise Guys Venture Capital Fund and business angels. You can read more about it on EU-Startups.com.

“Startup Wise Guys” is an international institutional investor, who has already invested in other well known real estate crowdfunding platforms such as EvoEstate and Estate Guru. They have also been recognised as the best venture capital fund in CEE in 2019.


Direct wire transfers

Hearing your requests, we have decided to allow the users to invest in projects without the need of opening Paysera accounts. However, this only available to investors making large investments. If you would like to make a direct wire transfer to the project, get in touch with us at info@inrento.com.

For this reason, we are amending our User Terms & Conditions articles 8.1; 34 and 39:

8.1. "In individual cases, for example when the investment amount is relatively high, the Operator reserves a right not to require the User to open a Paysera account and carry out all payments transactions related with investments directly from his personal account in other financial institution."
