The financed project is located in an attractive location in Kaunas – right next to the Neris River;

The project owner has secured 138 apartment reservation agreements;

The project owner is an experienced property developer who has developed large-scale conversion projects;

The project has a very attractive maximum loan-to-value (LTV) ratio of 51%;

The independent appraiser has valued the financed property at EUR 2,760,000.

InRento team presents the third financing stage of the buy-to-let project – D53, Kaunas III. The investment offer consists of an eight-storey building with a basement located in an attractive location in Kaunas city – right next to the Neris River and only 5 minutes by car from the Old Town, at the address – Demokratų St. 53, Kaunas.

This financing stage is intended to partially refinance the project River Lofts, Kaunas, financed on the InRento platform, with the remaining part of the loan to be covered by the project owner's own funds. In order to secure the interests of the investors in this stage, the assets of River Lofts, Kaunas project are additionally pledged.

The financed project's area is 6540.23m², and the total area of the building is 8224.14 m². This eight-storey building is currently undergoing modernisation and renovation. It is planned to furnish 192 studios and lofts of various sizes for rent. 

The project owner already secured 138 apartment reservation agreements.

Since the start of the project, part of the building has been replaced with new windows, door openings and partition walls. The roof and facade of the building have been insulated. The basement has been converted into storage rooms. The installation of the water inlet and the electrical wiring was completed. The neighbours' low-current and gas communications have been reconnected, and the water supply is currently being reconnected. The premises have been divided, and the apartments have been assigned their addresses and registered in the cadastral records.

The project owner is Kauno plėtros projektai, UAB. This company successfully manages another project financed on the InRento platform – K36, Panevėžys. 

Depending on the investment amount, investors will earn fixed annual interest of 10% – 10.5%. Additionally, fixed annual capital gains of 1.5% will be paid upon project completion, bringing the total return to 11.5% – 12% per year.

The project’s maximum loan-to-value (LTV) ratio is attractive at 51%;

The maximum loan duration of this project is only 10 months.

We would like to inform you that the refinancing process encountered technical challenges from the payment service provider side.

In view of this, all Investors in D53, Kaunas III were paid a cashback payment equal to one month's fixed capital gain.
