The InRento team presents a buy-to-let project – S7, Vilnius RF. The investment offer consists of two fully furnished studio lofts in the city's central part at Švitrigailos St. 7, Vilnius.
The financing of this project is directed towards refinancing another project on the InRento platform – S7, Vilnius.
The S7, Vilnius project consisted of 249.51 m² of space divided into 13 separate units. In less than three years, 11 studio lofts were sold, and outstanding principal amounts were paid to the investors.
According to the independent appraiser’s reports, the studio loft of 28.03 m² is valued at EUR 115,000, while the studio loft of 27.84 m² is valued at EUR 114,000. The loan-to-value (LTV) ratio of this project is very attractive at 44%.
The project owner, Linas Ginaitis, has successfully administered several similar projects financed on the InRento platform, several of which have been fully and partially realised.
Investors will be paid a fixed interest rate of 7.8% – 8.3% per annum, depending on the amount invested. This project also has a fixed annual capital gain of 1.5%, payable at the end of the project. This raises the overall yield of the project from 9.3% to 9.8% annual return.
The maximum duration of the project is 24 months.
This is the lowest level A-risk project.

The capital gains are fixed and payable together with the repayment of the loan amount for the preceding instalment ("Instalment"), with the return for each successive Instalment being added to the calculation of the return. The Instalment shall be considered as per one calendar year. A fixed increment of 1.5% shall be applied to the Instalment.
Example calculation: If the Loan is repaid after one year, a fixed return of 1.5% applies. If the Loan is repaid after 24 months, a fixed return of 3% applies. If the Loan is repaid after 36 months, a fixed return of 4.5% applies.
The profit margin is payable whether or not the Loan is repaid on the sale of the property.

The total average annual return to investors in this project was higher than expected, reaching 10.29% instead of 9.3%.

Investors have been repaid EUR 50,000.
The payments were distributed together with the fixed capital gains totalling EUR 250.
The mortgage agreement with the project owner has been successfully concluded and registered (the document can be found in the "Documents" section of the project description).
