The InRento team presents the third stage of buy-to-let project – Forest 22, Vilnius III. The investment offer consists of a house with a land plot next to the forest, located 12 minutes away by car from Vilnius Old Town.

The address of the property is Sutemų str. 22, Vilnius. The plan is to make efficient use of the entire 753.29 m² of the current building by adding 25 residential units of 18 – 35 m². The project is oriented towards rental and future realisation of the property.

According to the reports of an independent appraiser, the value of the property has increased from EUR 878,000 to EUR 1,065,000 over 6 months.

This change is due to the redevelopment of the property and renovation work carried out. New walls have been formed, terraces have been built, the roof has been repainted, and all the windows have been replaced.

The facade is currently undergoing insulation and new electrical installations are being wired throughout the house.

The project owner's expected profit (capital gain) on selling all the units would be from EUR 450,000, split between the project owner and the investors. The maximum loan amount for this project is EUR 810,000, on which the variable capital gains will be calculated in the event of a sale of the properties at a higher price. 

The project allows investors to earn a return on variable capital gains if the property is sold at a higher price. The investors' share of the profit (capital gains) is up to 30%. Please note that investors are subject to an accounting fee on capital gains, which depends on the amount invested – the higher the amount invested, the lower the accounting fee.

Please note that the mortgage for this project signed, thus the interest for this phase will start to accrue to the investors as soon as the money is actually disbursed to the project owner.

The maximum loan duration for this project is only – 15 months.

We would like to inform you that the interest for the first stage of the project – Forest 22, Vilnius has started to accrue from 23th July, 2024. This means that the investment started generating returns from this Tuesday.

The interest for this period will be distributed in the following month after the properties will be mortgaged in the name of the creditors.
