InRento team presents a new buy-to-let project – Nature living, Vilnius I. The investment proposal consists of an apartment with a storage room in the newly developed apartments complex surrounded by nature, Burbiškių Forest Park – address Bartų str. 4.
The area of the financed apartment with partial finishing – 55.65 m². The first phase finances the acquisition of the property, followed by a second phase, after the installation, to pay the contractors.
Burbiškės Forest Park is home to wild walking, cycling and jogging trails. Despite the diversity of nature, the apartment is just 10 minutes by car from Vilnius Old Town.
This project is focused on long-term rent. After the fitting-out works, the rental income of this three-room apartment with a storage room is expected to be EUR 1,000 per month.
The owner of the project is Baltic Real, MB. The company has successfully administered several similar rental projects on the InRento platform.
Investors will be paid a fixed interest rate of 8.5% – 9% per annum each month, depending on the amount invested. This project also has a fixed annual capital growth rate of 1.5% which is paid at the end of the project. This raises the total yield of this phase to between 10% and 10.5% annual return.
This project has a fixed annual return on capital gains –
The capital gains are fixed and payable together with the repayment of the loan amount for the preceding instalment ("Instalment"), with the return for each successive Instalment being added to the calculation of the return. The Instalment shall be considered as per one calendar year. A fixed increment of 1.5% shall be applied to the Instalment.
Example calculation: If the Loan is repaid after one year, a fixed return of 1.5% applies. If the Loan is repaid after 24 months, a fixed return of 3% applies. If the Loan is repaid after 36 months, a fixed return of 4.5% applies.
This project will be funded in two stages.

The investment offer consisted of an apartment with a storage room in the newly developed apartments complex surrounded by nature, Burbiškių Forest Park – address Bartų str. 4. Following the successful sale of this apartment, the total average annual return to investors in this project was higher than expected, reaching 10.14% instead of 10%.
The disbursement of funds is currently underway and will be distributed within 2 working days.
The mortgage agreement with the project owner has been successfully concluded and registered (the document can be found in the "Documents" section of the project description).
