Reasons to invest in the project M8 Co-living, Vilnius IV:

Experienced project owner – successfully developed lofts in this part of Vilnius;

Interest is paid monthly with an attractive annual return of 8% – 8.4% plus an additional fixed annual capital gains return of +1.5% (paid at the end of the project);

The loan to value (LTV) for the whole project is 70%;

The independent appraiser appraised the premises at EUR 685,000.

InRento team presents the last stage of financing of the buy-to-let project – M8 Co-living, Vilnius IV. The investment offer consists of premises in Vilnius that are currently being converted into lofts. 

The total area of the financed properties s 600.87 m². The plan is to convert these premises into 19 separate lofts for accommodation activities. The owner of the project has already carried out such conversion on the other floors of the building and will convert the whole building upon completion of these remaining floors.

Some lofts on the other floors were financed on the InRento platform – the M8, Vilnius project, which has been successfully generating income for investors and has had a partial realisation.

The project owner is expecting to generate a total rental income of EUR 6,650 per month, which covers the amount of interest paid to the investors each month. The owner of the project, Linas Ginaitis, has been successfully managing several buy-to-let projects financed on the InRento platform and has not had a single late or default project. 

Investors will be paid a fixed interest rate of 8% – 8.4% per annum, depending on the amount invested. 

This project also has a fixed annual capital growth rate of 1.5% paid at the end of the project, which raises the total yield of the project from 9.5% to 9.9% annual return.

Please note that the mortgage for this project signed, thus the interest for this phase will start to accrue to the investors as soon as the money is actually disbursed to the project owner.

Dear investor,

We would like to inform you that one of the lofts was sold, and a total of EUR 16,409.69 loan principal was repaid for all four project stages. Currently, the payments are being processed and will be distributed together with fixed annual capital gains of 1.5%.

2023-11-13

We would like to inform you that the mortgage on the project’s – M8 Co-living, Vilnius assets, has been successfully placed (the document is attached in the documents section). Interest has started to be calculated from 31 October, 2023.

The first interest payment for this project will be distributed this month.

Dear Investor, 

Please be informed that the mortgage process for the project: M8 Co-living, Vilnius – has taken a little longer than usual due to unforeseen documentation required during the property acquisition transaction. The notarial registration of the mortgage is scheduled for 6 November. 

In view of these circumstances, we will pay all those who have invested in the first phase of this project a payment of 0.7% cashback (taxes inclusive) of the amount invested, and we will pay 0.35% to those who have invested in the second phase. 

Payments to investors will be made once the mortgage has been signed and the property has been pledged to the lenders.
