InRento team presents the third stage of financing the buy-to-let project: M8 Co-living, Vilnius III. The investment offer consists of premises in Vilnius that will be converted into lofts.
The total area of the financed properties is 600.87 m². The plan is to convert these premises into 19 separate lofts for accommodation activities. The owner of the project has already carried out such conversion on the other floors of the building and will convert the whole building upon completion of these remaining floors.
Some of the lofts on the other floors have been financed on the InRento platform with the M8, Vilnius project, which has been paying interest on time for the investors and has had a partial realization of the project.
The project owner is expecting to generate a total rental income of EUR 6,650 per month, which covers the amount of interest paid to the investors each month. The owner of the project, Linas Ginaitis, has been successfully managing several buy-to-let projects financed on the InRento platform and has not had a single late or default project.
Investors will be paid a fixed interest rate of 8% – 8.4% per annum, depending on the amount invested.
This project also has a fixed annual capital growth rate of 1.5% paid at the end of the project, which raises the total yield of the project from 9.5% to 9.9% annual return.
