InRento team presents a buy-to-let project: 4SL, Vilnius RF. The investment offer consists of four fully furnished studio lofts located at Pramonės str. 141, Vilnius.
The financing of this project is directed to the refinancing of another project on the InRento platform, called 4SL, Vilnius.
The project is focused on long-term rent. Over the last two years, these four lofts have consistently generated EUR 15,840 annual rental income.
The owner of the project, Linas Ginaitis, has successfully administered the project 4SL, Vilnius and several similar projects financed on the InRento platform, some of which have been successfully partially realised.
According to the reports of an independent property appraiser, in a little more than two years, the value of these lofts has increased from EUR 129,200 to EUR 140,000.
Investors will be paid a fixed interest rate of 8% to 8.5% per annum each month, depending on the amount invested.
This project also has a fixed annual capital growth rate of 1.5%, payable at the end of the project. This raises the total yield of this project to between 9.5% and 10% annual return.
This project has a fixed annual return on capital gains –
The capital gains are fixed and payable together with the repayment of the loan amount for the preceding instalment ("Instalment"), with the return for each successive Instalment being added to the calculation of the return. The Instalment shall be considered as per one calendar year. A fixed increment of 1.5% shall be applied to the Instalment.
Example calculation: If the Loan is repaid after one year, a fixed return of 1.5% applies. If the Loan is repaid after 24 months, a fixed return of 3% applies. If the Loan is repaid after 36 months, a fixed return of 4.5% applies.

Investors have been repaid EUR 28,352.44 for all project stages.
The payments were distributed together with the fixed capital gains totalling EUR 892.45.
