Reasons to invest in the project V23, Birštonas II:

Buy-to-let project at Lithuanian resort town Birštonas;

Interest is paid monthly with an attractive annual return of 7% – 7.5%;

Fixed annual return on capital gains: 1.5% (paid at the end of the project);

The loan-to-value (LTV) ratio for this stage is 79%. The maximum LTV for the whole project is 80%;

Fixed interest linked (indexed) to inflation;

An independent appraiser valued the premises at 404,000 EUR.

InRento presents the second stage of the buy-to-let project – V23, Birštonas II. The investment offer consists of the guest house in the Lithuanian resort town of Birštonas, located at Vytauto g. 23.

The area of 431.45 m² includes eight individual apartments – one two-room apartment, one three-room apartment with a terrace, and an apartment with a pool and sauna. To increase rental income and area – apartments are planned to be renovated, including interior and exterior works. 

The property is currently rented out to residents working in Birštonas. The apartments generate a monthly rental income of EUR 1,550.

Investors will be paid a fixed annual interest of 7% – 7.5% depending on the amount invested. This project has a fixed 1.5%  annual capital gains, which are paid at the end of the project. This raises the overall yield of the project from 8.5% to 9% of the annual return.
