The InRento team presents the sixth financing stage of the buy-to-let project in Biržai, the tourist spot of Northern Lithuania, at Vytauto St. 9.

The investment offer consists of a building in the centre of Biržai with a total area of 981.32 m². A staircase has been built since the previous financing stage, and the attic floor has been registered, increasing the project property's total area.

According to the reports of an independent appraiser, the value of this financed property has increased from EUR 260,000 to EUR 1,071,000 in just over two years.

During this period, the property was divided into commercial and accommodation units. According to the revised cadastral surveys, the commercial and catering areas are 96.61 m² and 174.01 m², respectively. The accommodation space is 660.85 m², and it is planned to be used for 6 separate apartments.

The ground floor of the building houses a boutique clothing store and a restaurant. These premises of 96.61 m² and 174.01 m² generate a combined rental income of EUR 2,700 per month. Once the accommodation part of the premises is fully furnished and rented out, the income is expected to increase to EUR 4,800 per month.

The funds raised in this financing stage will be used for the planned expansion and further development of the building, aiming to enhance its functionality, rental potential, and overall property value.

The owner of the project is Nord Investments, UAB. The company is managed by Toma Kaveckienė, a native of Biržai, who holds a degree in civil engineering from VGTU and has been working in the State Territorial Planning and Construction Inspectorate for the last dozen years. Nord Investments, UAB saw the need for higher-class housing and commercial space in this city and decided to carry out this real estate rental project.

Investors will be paid an attractive fixed interest rate of 9% – 9.5% per annum each month, depending on the amount invested. This project also has a fixed annual capital gains rate of 1.5%, payable at the end of the project. This raises the overall yield of this financing stage to between 10.5% and 11% annual return

Please note that the mortgage on this project has already been signed, so the interest will start accruing to the investors as soon as the money is disbursed to the project owner.

The maximum loan term for all financing stages has been aligned with the first stage. The project owner undertakes to repay the loan amounts for all phases by 7 December 2026.
