InRento team presents a second stage of buy-to-let project: Gates of Vilnius apartment II. The investment offer consists of exclusive apartment in the central part of Vilnius city, located at Antano Tumėno str. 4.
The apartment of 126.71 m² is located on the 15th floor with an excellent view of all the main sites of Vilnius. This fully furnished apartment will be rented for long-term and is just a few minutes walk from the Parliament of the Republic of Lithuania.
This apartment is financed with its own parking space, which further raises the attractiveness of this property. The apartment and the parking space are expected to generate a rental income of EUR 2,750 per month, which covers the amount of interest paid to the investors monthly.
Investors will be paid a fixed interest of 7.1% to 7.6% per annum each month, depending on the amount invested.
The project also has a fixed annual capital growth rate of 1.5%, payable at the end of the project. This raises the total yield for this phase to between 8.6% and 9.1% annual return.
This project has a fixed annual return on capital gains –
The capital gains are fixed and payable together with the repayment of the loan amount for the preceding instalment ("Instalment"), with the return for each successive Instalment being added to the calculation of the return. The Instalment shall be considered as per one calendar year. A fixed increment of 1.5% shall be applied to the Instalment.
Example calculation: If the Loan is repaid after one year, a fixed return of 1.5% applies. If the Loan is repaid after 24 months, a fixed return of 3% applies. If the Loan is repaid after 36 months, a fixed return of 4.5% applies. If the Loan is repaid after 48 months, a fixed return of 6% applies. If the Loan is repaid after 60 months, a fixed return of 7.5% applies.
The profit margin is payable whether or not the Loan is repaid on the sale of the property.
This project will be financed in the third stages:
The first stage (Gates of Vilnius apartment I) was funded with an amount of EUR 140,000;
The second stage (Gates of Vilnius apartment II) will be financed with an amount of EUR 135,000;
The third stage (Gates of Vilnius apartment III) will be financed with an amount of EUR 120,000.
We would like to inform you that the real estate of this project has been mortgaged to the investors – the mortgage register notice is attached to the project document. Due to the lengthy mortgage and payout processes, we decided to pay a cashback of 0.35% to all of those who have invested in first and second stage of this project. The cashback will be paid within the next week.
We would like to inform you that this transaction was executed through a notary's deposit account, so the real estate insurance will be provided a little later than the disbursement of the funds.
