The area of the apartment is 43.70 m², which is rented out for long-term rent. This apartment is financed together with a private underground parking space and storage unit, which raises the overall attractiveness of the property.
A long-term rental agreement is signed with a tenant. The apartment, along with the parking space, is generating an income of EUR 1,020 per month.
Investors will be paid a fixed annual interest of 6.15% – 6.65% depending on the amount invested. This project has a fixed 1.5% annual capital gains, which are paid at the end of the project. This raises the overall yield of the project from 7.65% to 8.15% of the annual return.

This project has a fixed annual return on capital gains –
The capital gains are fixed and payable together with the repayment of the loan amount for the preceding instalment ("Instalment"), with the return for each successive Instalment being added to the calculation of the return. The Instalment shall be considered as per one calendar year. A fixed increment of 1.5% shall be applied to the Instalment.
Example calculation: If the Loan is repaid after one year, a fixed return of 1.5% applies. If the Loan is repaid after 24 months, a fixed return of 3% applies. If the Loan is repaid after 36 months, a fixed return of 4.5% applies. If the Loan is repaid after 48 months, a fixed return of 6% applies. If the Loan is repaid after 60 months, a fixed return of 7.5% applies. The profit margin is payable whether or not the Loan is repaid on sale of the property.

We would like to inform you that the mortgage on the project – M9-6, Vilnius asset, has been successfully placed (the document is attached in the documents section).
The interest for the project will be distributed next month.
We would like to inform you, that before mortgaging the assets, assets were redefined in the terms of the loan, by specifying exact parking slots and numbers of the storage units. Scope of mortgaged assets did not change from initially defined in project description. You can find the amendment among project documents.
