The “InRento“ team is introducing a new buy-to-let investment opportunity located in Palanga city, which is located right by the Baltic Sea and is one of the most popular travel destinations in Lithuania (referred to as V3, Palanga I). The investment opportunity consists of an apartment located in Virbališkių tak. 3K, Palanga.
The project owner will pay a fixed 6.07-6.57% annual interest (as a rental return) depending on the amount invested.
Currently, the 55.39 m² apartment is being refurbished into two smaller apartments. The planned installation is shown in the visualizations. The apartments will be oriented towards short-term rent. The planned price for one apartment (two rooms) during the summer season is 100 EUR per day and for the other apartment (single room) is 70 EUR per day. The project owner plans to generate up to EUR 15,000 in rental income per calendar year.
This project is even more attractive as it has a timeshare, meaning that investors are allowed to stay in these apartments for free if they invest a certain amount (more information at the bottom of the project description).
This project also has a fixed percentage of capital gains. Investors earn a fixed 1.75% return on capital gains per year, which raises the overall return on the project to 7.82% — 8.32% annual return based on the amount invested.
The loan term is only 18 months. After this term, the project owner plans to refinance or sell the property.
Investors in this project have the opportunity to stay free of charge in the apartment:
Investing 10 000 EUR or more:
2 nights during on-season;
4 nights during off-season;
On-season: from May 15th, until September 30th. The reservations shall be made at least 45 days prior to the stay. In order to claim the vouchers, write an email to nerijusbaliunas@gmail.com with your planned days of staying. You can only use the offer once.
This project will be funded in two phases:
The first (V3, Palanga I) will be funded with EUR 104,000 amount;
The second (V3, Palanga II) will be funded with EUR 20,000 amount.
The capital gains are fixed and payable together with the repayment of the loan amount for the preceding instalments ("Instalment"), with the return for each successive Instalment being added to the calculation of the return. The Instalment shall be considered as per one calendar year. A fixed increment of 1.75% shall be applied to the Instalment.
Example calculation: If the Loan is repaid after one year, a fixed return of 1.75% applies. If the Loan is repaid after 18 months, a fixed return of 2.625% applies. The profit margin is payable whether or not the Loan is repaid on sale of the property.
We would like to inform you, that the mortgage on the V3, Palanga assets has been successfully placed (document is attached in the documents section). The interest for the project will be distributed next month.
